£100 Mil Scheme for Modular Housing UK

Places for People, one of the UK's leading housing associations has recently announced a £100 million scheme which will stray far from the usual construction procedures seen in current housing projects across the UK.

Purchasing structures from ilkes, Places for People will deliver 750 modular homes, taking 500 units to pre-owned sites and the other 250 will be dedicated to expanding the affordability of housing areas in England, Scotland and Wales.

Yorkshire-based ilkes homebuilders are innovating the traditional methods and techniques used in construction by adopting a new procedure, manufacturing entire units off-site, to then transport them to be configured and set in to the foundations of the site.

This process makes for a more efficient build, creating precision-engineered homes equipped with all the fittings down to every last detail, including tile fitting and bathroom layouts. They are ready to decorate the day after they have been built and require only the minimal adjustments after being placed on site. From start to finish, these structures are set up quickly with attention focused on every element of the build, making for a less chaotic construction and a higher volume in production.

The chief executive of Places for People, David Cowans, said: “This is just the start for offsite manufacturing and as place-makers, we are going to invest even more in modular. We will implement efficient processes and new design techniques which not only raise the bar for the industry – but crucially, give people across the country affordable homes to live in.”

“Our partnership is about pioneering a new way of delivering homes and disrupting the market through making socially-responsible decisions and working with best-in-class partners to improve quality, speed up housing delivery and minimise environmental impact.”

In 2018, Places for People was awarded a grant from Homes England for building 2,603 homes in the UK, partnering with eight other housing associations.

Kit Malhouse MP, the minister of state of housing, said “this is excellent news as the UK blazes a trial in the modern methods of construction that are transforming home building. Today’s announcement supports our urgent mission to deliver more, better and faster home construction to ensure a new generation can realise the dream of home ownership.”

This great industry revelation is hoped to influence a new generation of aspiring homeowners to understand the value of getting a foot on the housing ladder and to prove that affordable housing is, in fact, achievable – despite the current price growth. The ilkes homes system is a modern approach to construction, speeding up delivery time and guaranteeing an influx of homes to be built for sites around the UK. Places for People anticipates this arrangement as they expand their investment portfolio to more organisations within the sector.
