Construction on Poundland’s North West Distribution Centre Now Underway

The new distribution centre will be a 33,275 square foot building, which will be located near the M6 outside Wigan.

The building will be the high street retail giant’s distribution hub for the north west region. As such, it could create about 800 jobs when it opens later in 2016.

Stoford, a Birmingham-based commercial property developer, recently began construction work at the site of Poundland’s warehouse and distribution centre. The project is said to be worth an estimated £30 million.

Stoford was appointed by Poundland executives to construct and complete the scheme at the M6 EPIC location, situated at Lockett Road. McLaren Construction has been engaged as contractors, and completion is scheduled for June 2016.

Wigan Council granted detailed planning consent within seven weeks of receiving the submitted application.

Poundland, which is being advised by Cushman and Wakefield, has arranged for a 20-year lease at the site at a rental rate of £4.65 per square foot. The Webb Gray-designed development is being funded by the Standard Life Investments Long Lease Fund, which is investing £30 million

Dan Gallagher, joint managing director for Stoford, said it was “fantastic” to see work commencing on the Poundland warehouse and distribution unit. He said that Stoford was very excited to be involved in the project, which signifies a major investment in the region and is expected to create around 800 much-needed jobs for the area around Wigan.

Gerard Ludlow, Stoford director, said that the scheme is the latest in a series of important industrial unit and warehouse development projects for Stoford in the north west. It reinforces the developer’s position as the company of choice for many key occupiers and exemplifies the success of their customer-first approach to development.

Stoford has developed for some of the country’s biggest businesses and financial institutions. Its client base includes Tesco, Standard Life, Npower, and LaSalle, BlackRock and GE. It has also developed sites for Government Departments such as The Home Office, HMRC, DSA, and DEFRA.

Ben Wall, head of portfolio management at Poundland, said that the budget retail giant continues to rapidly expand its presence with 60 new stores in 2014-2015 and an additional 60 new ones planned for 2015-2016.

Mr Wall said that the new north west distribution hub will provide a ‘green’ high-quality distribution centre for the North and ensure that as the portfolio of stores expands, Poundland can continue to deliver excellent value to its customers every day.

He added that expanding the company’s existing warehouse space is the result of an extensive search. Poundland, he said, is pleased that the new North West Regional Distribution Centre will be developed in Wigan. As the company continues to grow its store portfolio, it will seek to acquire additional warehouse space in the future.
