Council Starts Search for New Offsite Homes Provider

Greenwich council is presently looking for a single ‘turnkey’ provider to design and build new properties using the offsite homes construction model under a new deal valued at £320m.

Offsite construction, which is growing in popularity across the UK, is the process of planning, designing, manufacturing, and assembling a building at a location other than the final installation site. It is usually carried out in a factory to support a faster and more efficient property construction.

The contractor that obtains the job in Greenwich will be tasked with carrying out feasibility studies and putting schemes together throughout the entire design phase of the project. One of the required duties will be obtaining full planning permission from the local authority.

The selected company will also  be responsible for all stages of the offsite homes construction process and undertaking all site construction needed to deliver the new properties.

Structural Defects Insurance

According to the published contract notice, the chosen firm will receive a contract for an initial five-year term and have the option to extend it for up to ten years. Due to timescales for delivery, the contract could potentially be extended by another three years.

Community benefit society Meridian Home Start, which provides the residents of Greenwich with access to affordable rented properties, will also have the right to place orders under the contract being proposed. This organisation is independent of the council but its efforts represent a significant opportunity for Greenwich to increase its supply of affordable housing.

The contract will be funded in part by the Greater London Authority.

There is a deadline of March 1 for contractors to confirm their interest in the opportunity, while companies that sign a confidentiality agreement will have the opportunity to attend a briefing day for bidders.
